Under the planning with the combination model of industrial park (IP) and urban area, Chau Duc Urban – Industrial Park, which was set up not only for manufacturing but also to the new style of a modern urban IP, is expected to be a project opening a strategic direction of the Sonadezi Corporation in general and Sonadezi Chau Duc Joint Stock Company in particular. Chau Duc Urban – IP was executed by the Corporation for the Development of Industrial Zone (Sonadezi Corporation), the parent company of Sonadezi Chau Duc Joint Stock Company, which is considered the successful pioneer of IP infrastructure development in Vietnam . Over the 20 years of construction and development, Sonadezi is known as one of the leading enterprises with 24 member companies investing and operating in various factors, such as investment in industrial park, residential area, construction, transportation, education, etc. There are 10 out of about 30 IPs in Dong Nai province managed by Sonadezi Corp., in which 6 IPs were equipped 100% and the rests were done over 50%.
As planned, Chau Duc Urban – IP is built on an area of 2287.55 ha where the area for industrial purposes is 1,556 ha, including building plots; industrial factory lands of the hi-tech zone section (in the North) and the multi-industrial section (in the South), clean and less polluting industrial zone; the area for administrative units, services, warehousing, key works, green garden, water surface, traffic system, etc. The planned area for residential, commerce and recreation is 579 ha, including 42 ha of resettlement area; 72 ha trading land; 163 ha of housing area; 10 ha for low-income earners; 97 ha of green garden and park; 97 ha of traffic and infrastructure system; 98 ha of Nghe Mount Park; and a golf course of 152 ha. Due to such the planning, Chau Duc Urban – IP not only serves for manufacturing purpose but is the new model of a modern urban industrial park with the parallel operation between economic and social investment as well. The combination of entertainment services, schools, hospitals, housing area for workers, etc. will help experts, workers who come to work feel rest assure and reside here.
The outstanding point of Chau Duc Urban Industrial Park is its favorable geographical location and traffic system. It closely connects with the backbone transportation hubs: 6 km away from the National Road 56, 13 km from the National Road 51, 44 km from Vung Tau City, 67 km from Vung Tau junction: 67 km; 16 km from Thi Vai Port, 19 km from Cai Mep Port, 21km from Go Dau Port and 54 km from Long Thanh International Airport: 54 km.
Upon completion of the technical infrastructure, the northern green hi-tech sub-zone of IP - Chau Duc Urban IP will be preferred with different industries such as Electronic Parts, Computers and Semi-conductors assembling; Production of Cables and Telecommunication Materials; Pharmaceuticals and Medical Products; Car, Motorbike and Bicycles Assembling; Precision Engineering; Electrical Appliances; processing and manipulating gold, silver, gemstones, diamond and other precious metals; etc. The southern multi-sector sub-zone is designed for the industries such as machining; manufacturing steel structure; processing agricultural products and medicines (excluding manioc processing), construction materials (excluding commercial concrete, concrete structures); high-grade fashion garment, footwear, textile (not including dyeing and tanning); manufacturing of plastic products; processing wood and exclusive furniture, petrochemical and chemical products (not including some basic chemicals, vegetation protection chemicals and fertilizers which arise industrial wasted water) and other environment - friendly manufacturing fields, especially the businesses with a lot of investments.
According to Pham Xuan Bach, General Director of Sonadezi Chau Duc, the model of Chau Duc Urban - IP is the new style of a modern IP where exists both economic and social development, not only used for business purpose. That means the IP will offer even the entertainment services, schools, hospitals, accommodations for experts, employees, etc. so that all the people can feel a secure life or plan a family life, not merely come here to work only. In addition, there will be a high-rise housing for single workers, etc. Besides, one of the project’s primary goals is to create momentum for socio-economic development. Therefore, when this project comes into operation, the IP will become a complex built based on different component projects. It will construct an area for working, living, leisure and entertainment in order to partly increase the values of life, environment and landscape. Furthermore, it is expected to create approximately 80,000 jobs (including about 10,000 for local employees), and contribute to the socio-economic improvement.
